OFFICIAL TOPPING-OUT CEREMONY OF HAI PHONG’S HIGHEST TOWER

On September 15, 2023, the topping-out ceremony of the Landmark Hotel Tower, which is in the Diamond Crown Hai Phong Complex, is officially organized. This is the representative construction for the Hai Phong “brand” due to its uniqueness, which is full of architectural and iconic value.

Unique design contributed to the unprecedented sophistication of Asia

Located in the most business-oriented intersection of the port city, the Le Hong Phong and Nguyen Binh Khiem intersection (Ngo Quyen District), Diamond Crown Hai Phong has a total area of 12.868 m2. This is a complex project that consists of a 39-story luxury apartment tower and a 45-story 5-star hotel tower. The developer of the project is DOJILAND Company Limited, a member of the DOJI Group. Not only possessing a golden position, Diamond Crown Hai Phong also impresses with its height of 186m, the highest in the city, as if affirming the position of a modern Hai Phong reaching international level. In particular, the most unique feature of the project is the unique grid design, which has never appeared in any project in Vietnam or Asia. However, this is a big challenge for investors and contractors.

“This is one of the most difficult projects I have ever worked on. This is the first project in Vietnam and Asia to use an external column frame structure system called Diagrid columns as a load-bearing element. Other projects in Dubai or the US only use diagrid structures for decorative purposes, which is not a load-bearing element; take the iconic projects Capital Gate (Dubai), Hearst Tower (USA), Mopheus Hotel (Macau), and Newfoundland Residence (UK), for instance. People can use steel, with shaped steel placed inside. The process is also carried out in a rolling form, which means we will then paint directly on the column system without making any additional changes. That is very challenging,” said Mr. Nguyen Tuan Sy, Project Manager of Coteccons & Unicons, the contractor.

Also, the structures of these diagrid column systems are not similar to one another, so it is impossible to order mass production molds. The column systems are processed separately. Inside the column system, there are not only concrete structures and regular steel columns but also I-shaped, H-shaped, and X-shaped steel systems, making them extremely complex. Materials and types of steel to build these diagrid column systems must also be ordered from abroad and are not available in Vietnam, so time must be carefully calculated and balanced. Coteccons assigns each employee to only be responsible for monitoring 1-2 columns to ensure accuracy down to the last inch, not allowing any errors to occur.

Besides the technical difficulty, the team also faced the problem of progress. The Diamond Crown Hai Phong project has two buildings: a 39-story apartment tower that needs construction in 320 days and a 45-story hotel tower that needs construction in 450 days, which is extremely urgent. This is unbelievable progress in the context of the construction industry, which is facing many difficulties. However, with the investor’s enthusiasm and the companionship of experienced contractors, each bottleneck in the construction process of Diamond Crown Hai Phong has gradually been removed.

Decoding BIM technology applied to mega projects

The project applies the BIM (Building Information Model) model, an advanced process applied in the construction industry to manage risks and conflicts. Through the application of BIM, Coteccons and Unicons engineers can analyze price, energy, construction time, and construction and maintenance methods.

“We always update and supplement continuously throughout the working process, from drafting to completion. With the old method, transferring information from the design team to the construction team is a big deal. Every small edit will affect many other drawings, and they all have to be done manually. All data is not linked uniformly and automatically, so updating and supplementing is extremely difficult, especially finding conflicts in the project. The risk of errors and delays in project progress is extremely enormous,” said a Coteccons representative.

Given the complexity and difficulty of construction, a series of the most modern technologies have been applied to the Diamond Crown Hai Phong project

Due to the intuitive model design, the entire project will be included in a digital model in the most detailed and accurate way. Investors can view each component of the project and every smallest detail, depending on the level of the model. The investor easily has the most intuitive view of the project; the structural design team, MEP, etc. can easily detect conflicts and optimally design details in the space of the building. In addition, by applying this model, the project can shorten the progress by 20–30%, contributing to optimizing the cash flow of the parties and thereby saving 10-15% of the total investment capital, according to the index project commander. For that reason, BIM is considered an effective information management process that ensures the design is consistent with the original concepts of the investor.

The Diamond Crown Hai Phong project is considered by experts to be as difficult and complex as Landmark 81 and is expected to be a symbol in the Northern region in general and Hai Phong in particular.
